For sellers

Selling well is mostly preparation.

Amy’s approach to a listing comes straight from her years managing property: know the building, have the documents in order, and leave nothing for a buyer to discover late.

  1. 01

    Paperwork before photographs

Most sales that wobble do so over documents, not décor. Before a home is listed, Amy gathers what a careful buyer will ask for: association documents and dues history, permits for past work, and well, septic and survey records where they apply.

It is the habit of someone who spent a career in association management. Having the file ready on day one shortens the buyer’s due diligence and removes most of the reasons a contract falls apart.

  2. 02

    Preparation that pays for itself

Not every improvement earns its cost back. Amy walks the property with you and separates what buyers will pay for from what they will not notice.

For work worth doing, Compass Concierge can cover the upfront cost of services such as painting, flooring, staging and landscaping, repaid when the home sells. Program terms and eligibility apply.

  3. 03

    A price built from evidence

A list price is a prediction about what buyers will do in the first two weeks. Amy builds it from closed sales, current competition and the specifics of your home, and shows you the reasoning rather than just the number.

  4. 04

    A deliberate launch

Professional photography, accurate copy and a clear plan for the first days on the market. Compass also gives sellers the option of pre-marketing a home before it appears on the MLS. Whether that suits a particular property is a judgment call Amy will talk through with you.

  5. 05

    A steady hand to closing

Inspection objections, appraisal questions and title work are where experience shows. Amy handles them with the backing of her colleagues at The Nest, who between them specialize in negotiation, financing and contracts.
