The west side of the metro area is where Denver’s grid starts to give way to open space, larger lots and the first rise of the foothills.
Arvada and Wheat Ridge share a border along Interstate 70 on the northwest side of the metro area, in Jefferson County. Golden and the Table Mountains rise just to the west. Between the three lies Fairmount, an unincorporated pocket of the county where lots run larger, streets lose their sidewalks and some properties are zoned to keep horses.
Olde Town Arvada is the area’s historic center, a compact downtown of brick storefronts, restaurants and breweries. Since 2019 it has also been a stop on RTD’s G Line, which runs from Wheat Ridge · Ward Road station through Olde Town to Union Station. For anyone who works downtown or flies often, that connection changes what a west-side address means.
Wheat Ridge’s own main street is 38th Avenue, with the Clear Creek greenbelt running through the middle of the city a few blocks south.
Much of both cities was built between the 1950s and the 1970s. The typical house is a brick ranch, bi-level or tri-level on a lot of a fifth of an acre or more, often with mature trees and room for a workshop, a garden or an RV. Many have been opened up and remodeled; many have not, which is where the opportunity tends to be.
West Arvada is different in character: newer planned communities such as Candelas and Leyden Rock climb toward the foothills, with newer construction, association amenities and long views back to the city.
Amy’s listing at 5125 Zinnia Court was a good example of the older stock done well: a 1967 ranch with a remodeled kitchen, a finished basement, RV parking and a deep fenced yard.
In a mid-century ranch, look closely at the sewer line, the electrical panel and the radon test. If the listing counts basement bedrooms, confirm they have proper egress windows. On larger Fairmount lots, ask which jurisdiction governs the property, what the zoning allows and where the water comes from.
